Lifecycle and Dilapidation Surveys
Know the condition of your equipment
A system that is underperforming does not always need replacing. We survey mechanical and HVAC plant to establish its condition, check whether it is working as intended and find out what is limiting its performance.
That can mean looking beyond the equipment’s age. Was it selected for the job it now does? Was it commissioned properly? Are its settings, controls and operating conditions holding it back? We investigate those questions before recommending repairs, changes to how the system operates or replacement.
A clear view of your options
Our surveys can support property handovers, lease-end planning, acquisitions and long-term asset programmes. Depending on the agreed scope, we can provide:
- Plant condition and performance assessments
- Review of available design and commissioning records
- Investigation of defects and recurring problems
- Options to improve operation or extend useful life
- Repair, refurbishment and replacement options
- Budget allowances and priorities for future works
- Advice on access, phasing and operational constraints
- Where replacement is the right answer, we set out the choices against your priorities.
- The lowest initial cost, better reliability and lower energy use may lead to different solutions, so we explain the trade-offs before you commit.
What do you receive after a survey?
You receive a report showing what we inspected, what we found and what we recommend. We separate work that needs attention now from improvements that can be planned, and identify where further testing or design information is needed before a firm solution can be priced.
Who we work with
FAQs
Here you can find answer to our most-asked questions
Does ageing equipment always need replacing?
No. We assess whether repairs, changes to operation or refurbishment could give it more useful life before recommending replacement.
Can you investigate a system that has never worked properly?
Yes. We can review its selection, available design and commissioning information, current settings and actual performance to establish where the problem may sit.
Can you compare different replacement options?
Yes. We can set out options based on your priorities, including initial cost, reliability, energy use and the practical requirements of installation.
Is your dilapidation survey a legal assessment of a lease?
No. We provide technical findings on the condition and performance of the plant and the works it may need. Property and legal advisers assess the parties’ lease obligations.
